Originally known as the Franklin Apartments, the three-story 852 Collins historical structure was gut-renovated by McKenzie Construction. Hired by Thor Equities, McKenzie preserved the existing structure when bringing Shulman + Associates' design plans to life. Focusing on the renovation efforts of the interior, McKenzie maintained the asymmetrical arrangement of the building's facade.

Even more unique to the space is the history behind the original building. Built by architect Henry Hohauser in 1936, the Franklin Apartments were later occupied by the United States Army and Air Force during WWII. It is now an adaptive space, featuring a hotel, with a McKenzie Craft fabricated retail space on the ground floor.
