Building the Residential Space

When McKenzie started in 2005, we focused primarily on the residential sector, navigating the unique path of connecting individuals with expertly crafted spaces and bridging the gap between the design stage and building process to deliver quality results to our clients. Since then, with the addition of our Craft division, McKenzie’s capabilities in the residential world have expanded, allowing us to guide clients from inception to completion, incorporating custom finishes, millwork, and metalwork, all with the goal of creating beautiful dwellings.

Demand in South Florida is high, with Miami being a hotspot for luxury living in the United States and an influx of residents moving to the area over the past decade. From Miami Beach to Brickell, Coconut Grove, and Coral Gables, we’ve worked with a variety of clients on new construction projects and historic preservation endeavors. But how have we pierced through the saturated market of firms and GCs ready to address this influx of residents?

Since opening in 2005, transparency with our clients has been a core goal at McKenzie, from our Project Management team to our on-site efforts. Our teams integrate construction technology that provides clients with visibility into project development, keeping them updated on current progress and allowing them to view photos shared by the project management team. Technologies like PROCORE offer cloud-based, 24/7 access to project data, minimizing costly risks and delays. Project team members can track contract changes, drawing revisions, RFIs, submittals, and punch list items from any web-connected device. Our field personnel can diagnose and resolve issues in real-time, maximizing efficiency. This project management solution provides visibility into project health from bidding to closeout.

Alongside these tools, McKenzie’s proactive approach to site logistics enables our teams to mitigate adverse project conditions before they occur, contributing to smoother project flow, enhanced safety, a streamlined schedule, and strengthened relationships with surrounding residences to reduce construction impact, particularly in residential areas.

Our dedication to sustainable building practices, the preservation of historic Miami, and our commitment to taking on even the most challenging and intriguing projects has resulted in a dynamic project portfolio. From Art Deco mansions in South Beach to luxurious penthouses in Brickell, our teams have navigated the most demanding projects, leveraging McKenzie’s construction and fabrication capabilities to deliver some of South Florida’s highest-quality results in the residential space. Our work on the restoration of the 1936 Streamline Moderne home in Miami Beach included adding bedrooms, outdoor terrace space, and multiple living areas. Without sacrificing the home's original Art Deco features, our team conducted a complete revitalization, incorporating modern elements and creating a cohesive transition between the interior and outdoor landscape.

In contrast, this home in Bay Harbor Islands was newly constructed on a piece of family land. Utilizing the full capabilities of McKenzie’s divisions, this design-build project was outfitted with a complete package of custom millwork, luxury fabrications, and metalwork from McKenzie Craft. From our fabrication workshop in our Allapattah office to the collaborative efforts of our Construction and Craft project managers, this package was seamlessly integrated into the build-out process, minimizing schedule delays and managing changes with minimal friction.

As South Florida’s population continues to grow, creating ongoing opportunities for expansion and preservation in the residential sector, we continue to adapt and innovate, bringing informed construction solutions to clients on every front. From the preservation of historic homes to new construction projects, our goal remains to create beautiful homes that not only enhance our clients' lives but also positively shape the surrounding urban landscape.
